As seasoned wanderers ourselves, we have curated each apartment with utmost care, ensuring an experience of unparalleled comfort and convenience, leaving you free to unwind and immerse yourself in the moment.
Our ultimate aim is to create a home away from home, enveloping you in a welcoming ambiance that exudes warmth and genuine hospitality.
In the kitchen? It’s got everything!
The kitchen is equipped with a dishwasher, induction hob, refrigerator, microwave, toaster, Moka pot, and everything you need to prepare breakfast. Of course, it also includes pots, dishes, and utensils for memorable lunches and dinners.
…and the bathroom? It’s a fairy tale.
Towels, hairdryer...well, of course, toilet paper too!

Self-Check In/Out
For check-in or check-out, we always strive to be present. However, in case we don't find a mutually convenient time, we can arrange for a convenient self-check-in or check-out process.
The apartments are located as follows:
- “Orca la Pipa” is situated on the second floor and can accommodate 4 or 5 people.
- “Can da l’ua” is located on the ground floor and is perfect for a couple.
In terms of geography:
- We are situated at the crossroads of Val Colvera, Val Tramontina, and Val Meduna.
- We are a 15-minute drive from the paragliding/hang gliding launch point “Valinis.”
- We are 10 minutes away from the charming villages of Poffabro, Frisanco, Tramonti, and Toppo.
- The enchanting Pozze Smeraldine is just 15 minutes away.
- San Daniele, Spilimbergo, Maniago, and Val D’Arzino can be reached within 20 to 30 minutes.
- And if you fancy a day trip, Venice is approximately 60 minutes away!

How is the apartment organized?
Your apartment in Borgo Preplans is situated on the second floor and offers five rooms:
- The entrance terrace features a small table and two chairs, providing a charming view of the village.
- The kitchen/living room is fully equipped with everything you need.
- The bathroom boasts a spacious shower and a hairdryer.
- The comfortable double bedroom offers a picturesque view of the valley.
- The second bedroom features a bunk bed overlooking the expansive village meadow.
- The pellet stove ensures cozy warmth during autumn and winter, and a carbon monoxide detector ensures your safety.
Please note that due to the historic nature of the village, there is no elevator available.
As a deliberate choice, we have opted not to provide television or Wi-Fi, allowing you to disconnect from the demands of everyday life fully.

“Arriving at Elio's place, you get the feeling you have arrived in your 'own' medieval village. On the other hand, the appartment is very modern and provides you with all you can ask for (and more). Elio and monica are very welcoming and full of tips for trips and where to eat. The surroundings are very beautifull. The nearby river invites you to swim and refresh. The town of Meduno has sveral shops, and bars and restaurants. Its a very nice combination of peacefulness, beautyfull scenery and nearby facilities. There is al lot to discover in the area and even the beach is about a one hour drive. We would love to return someday.”

“The brand-new apartment is clean and meticulously cared for, located in a tiny 18th-century village. It is the ideal place to enjoy a relaxing stay and find inner peace. The reception was perfect, and the owners were delightful. If you are lucky enough to meet Elio's father (a wonderful person) and listen to his stories about the village's history, you will be transported to a fascinating past. Just a short distance away, there are small lakes where you can sunbathe and swim. Moreover, within a few kilometers, there are populated areas where you can find everything you need. Everything was perfect. Highly recommended. ”
